What Greenwich properties tend to hold
Greenwich estates are usually large houses held for a long time, and the sorting problem is as big as the volume. Backcountry, Round Hill and Mid-Country properties sit well back from the road, so the distance from the door to where a truck can legally stage is frequently what sets the day count rather than the tonnage. Belle Haven, Field Point Park and Lucas Point add gated or private-association access that has to be arranged in advance. Old Greenwich, Riverside and Cos Cob run closer to conventional suburban volume with usable driveways. Byram, Glenville and Pemberwick are denser and often smaller, which makes them the shortest jobs in town.

The order things happen in

Then the sort. This is the part that separates estate work from a big junk haul. The crew takes one room at a time and pulls out anything that might warrant a decision instead of loading it: papers, photographs, whatever is in a safe or a lockbox, jewellery, service medals, anything printed with an account number. That goes on a table. We are not valuers, and because we are not, the threshold for setting something aside is deliberately low — a maybe is enough.
Then the routing. Usable furniture and household goods can go to a charity partner rather than a transfer station. The labour is identical so the price is identical; the difference is where the things end up, and the receipts where a charity issues them.
Then, usually, the next day. Full properties run two to four working days with the same crew across all of them. Give us the closing or listing date at the walkthrough and we build the schedule backwards from it rather than discovering the deadline halfway through.
Pricing
Estate work prices by truck space, confirmed on site before loading starts:
- Minimum Load — $179. A few small items: bags, boxes, or one small piece of furniture
- 1/4 Truckload (~5 yd³) — $359. Small bedroom contents, or a few bulky items
- 1/2 Truckload (~10 yd³) — $559. Small apartment contents or several large furniture items
- Full Truckload (~20 yd³) — $979. Full home cleanout or major renovation debris
Why we won't quote a house over the phone. Two properties with identical square footage can differ by three loads depending on what's in the basement, and neither of us finds that out from a description. The walkthrough costs you nothing and produces a written number. For a property big enough to need it, pairing the crew with a 20-yard can at $647 usually works out faster and cheaper than sending the truck back and forth — the can takes the bulk while the crew keeps sorting.

A good share of this work is for executors who live somewhere else. It's a normal arrangement, not a complication:
- We walk the property and send photos or video before you commit to anything.
- The written quote arrives by email with the load count and what's included.
