What Stratford properties tend to hold
Stratford's housing is older coastal and near-coastal single-family, much of it held by one family for decades, and full basements are close to universal. That basement is where the load count comes from — the living floors empty predictably and then the basement turns out to hold everything that entered the house since the 1970s. Lordship and Paradise Green add water-adjacent properties with occasionally tight approaches. Putney, Oronoque and the North End are more conventional suburban lots with room to stage. Downtown Stratford runs denser. Multi-generation ownership is the pattern to plan around here more than any particular neighbourhood.

The process, and why it's this way

We sort before we haul. The crew moves room by room and pulls anything that looks like it should be a decision — documents, photographs, safes and lockboxes, jewellery, military items, anything printed with an account number. That pile goes on a table for you to go through. We're not valuers, so the standard is deliberately generous: if there's a question, it doesn't go on the truck.
We route donations where they'll take them. Usable goods to a charity partner rather than a transfer station. It costs the same in labour and it's simply a better ending.
We plan for more than one day. Full properties run two to four. Same crew throughout, and we'll build the schedule around a closing date if there is one.
Cost, and why it's a range until we've seen it
The ladder is fixed and public:
- Minimum Load — $179. A few small items: bags, boxes, or one small piece of furniture
- 1/4 Truckload (~5 yd³) — $359. Small bedroom contents, or a few bulky items
- 1/2 Truckload (~10 yd³) — $559. Small apartment contents or several large furniture items
- Full Truckload (~20 yd³) — $979. Full home cleanout or major renovation debris
The load count is not, and that's the honest part. Most estates are multiple loads over multiple days — the living space comes out fast, then the attic, basement and garage turn out to be the actual job. We don't publish a flat estate price because we'd have to pad it to be safe, and you'd be paying for our uncertainty. Walkthrough, count, written number. On the larger properties, a 20-yard can at $647 parked on the driveway runs alongside the crew and takes the bulky material directly.

A good share of this work is for executors who live somewhere else. It's a normal arrangement, not a complication:
- We walk the property and send photos or video before you commit to anything.
- The written quote arrives by email with the load count and what's included.
