What Easton properties tend to hold

Easton estates skew multi-day, and the reason is that the property is rarely just the house. Aspetuck, Sport Hill and the Westport Road stretch are large lots with older houses, and there is very often a barn, a workshop or a run of outbuildings holding decades of tools, materials and equipment that nobody inventoried. That is a separate job living on the same address. Easton Center and Plattsville are somewhat denser but still generous by lower-county standards. The Black Rock Turnpike edge is the most conventional part of town. We walk the whole parcel here, not just the building, before putting a number on anything.

The order things happen in

Nobody quotes a house they haven't seen. That's the first rule and it exists because phone estimates on estates are wrong in one direction — low — and a number that doubles on day two is worse than no number at all. In person, or on video if you're managing this remotely.

Then the sort. This is the part that separates estate work from a big junk haul. The crew takes one room at a time and pulls out anything that might warrant a decision instead of loading it: papers, photographs, whatever is in a safe or a lockbox, jewellery, service medals, anything printed with an account number. That goes on a table. We are not valuers, and because we are not, the threshold for setting something aside is deliberately low — a maybe is enough.

Then the routing. Usable furniture and household goods can go to a charity partner rather than a transfer station. The labour is identical so the price is identical; the difference is where the things end up, and the receipts where a charity issues them.

Then, usually, the next day. Full properties run two to four working days with the same crew across all of them. Give us the closing or listing date at the walkthrough and we build the schedule backwards from it rather than discovering the deadline halfway through.

Estates are priced the same way as everything else we do: by how much of the truck you fill, agreed before the crew starts. What's different is the count. A single room might be one load. A full house with a finished basement is rarely fewer than four, often more, and spread over two to four working days. Anyone quoting a flat "whole house" figure before walking it is guessing, and the guess is usually revised upward on day two. Where the volume justifies it, a 20-yard roll-off at $647 on site alongside the crew handles the bulk in parallel.

Managing this from out of state

You do not need to fly in for a cleanout. Most of the executors we work with don't.

The walkthrough happens on video or gets documented in photographs, whichever suits you. The quote comes by email in writing. Access gets arranged with whoever has the key — an agent, an attorney, a family friend, a neighbour. Nothing gets thrown away without you having seen the set-aside pile, and payment comes after the job rather than before it. The invoice lists what left the property and where it went, which is usually what the probate file needs anyway.
